WordPress can show Briefly unavailable for scheduled maintenance. Check back in a minute. while an update runs. The message alone does not mean the update failed. If it remains after the update has stopped, check for a leftover maintenance file, an incomplete update, or a cached maintenance page.
Work through these checks in order. Once the site loads, confirm the update completed and check important pages and features before calling it restored. If one covered WordPress issue is clearly to blame and you want help, use the $99 one-time fix after you can authorize access.
Confirm it is maintenance mode
- Read the exact message. Maintenance mode is different from a critical error screen, a blank page, or a host parking page.
- Try the homepage and
/wp-admin. Maintenance mode usually blocks both.
- If there is no maintenance message and the site will not load, start with the site down checklist instead.
- If the screen says there has been a critical error, use the critical error checklist.
Look for the .maintenance file
- Connect with SFTP or your host’s file manager and open the WordPress installation folder containing
wp-admin and wp-includes. Ask your host if you are unsure which installation serves the site.
- Look for a file named
.maintenance. Host file managers sometimes hide files that start with a dot; enable “show hidden files” if needed.
- If an update is still clearly running (progress in another browser tab, host task still active), wait for it to finish. Do not delete the file during an active update.
- After confirming the update has finished or stopped, rename
.maintenance to .maintenance.bak or move it out of the WordPress installation folder, then reload the site. If you cannot tell whether an update is active, ask your host before changing the file.
In standard WordPress, the maintenance check expires ten minutes after the timestamp inside .maintenance; an old file alone should not keep the site offline indefinitely. If the message persists, ask your host to check for a cached response, a file being recreated, or a separate maintenance setting in a plugin or hosting tool. If clearing maintenance reveals a critical error, continue with the update checks below.
Finish or reverse a half-finished update
- Note whether the problem started during a core, plugin, or theme update.
- If Admin loads after you remove
.maintenance, open Dashboard → Updates and finish any incomplete update, or restore the previous plugin/theme version from a backup.
- If Admin still fails, check the PHP error log for the same minute the site went into maintenance. A failed update can leave a broken plugin or theme active.
- Before restoring a database backup, check what newer orders, form submissions, or edits would be lost.
If a plugin update is what broke a site that was fine minutes earlier, see also plugin update broke WordPress site.
Isolate plugins and the theme safely
Use a staging copy when possible. Before changing the live site, take a backup and record which plugins are active. Disabling plugins can stop checkout, forms, bookings, and other features.
If you cannot reach the dashboard, use SFTP or your host’s file manager:
- If the error log identifies a plugin, temporarily rename that plugin’s folder under
wp-content/plugins and retest.
- If you need to test all regular plugins, temporarily rename
wp-content/plugins to plugins-off, then visit /wp-admin/plugins.php so WordPress marks the missing plugins inactive. Restore the folder name and reactivate the previously active plugins one at a time, checking the site after each. This does not disable must-use plugins or all caching components.
- To test the theme, first confirm a default WordPress theme is installed. Then temporarily rename the active theme’s folder under
wp-content/themes and retest. If you are unsure how to restore it, ask your host for help.
When a $99 one-time fix fits
Request the $99 one-time WordPress fix if you want help with one clearly defined issue on one WordPress site. Describe the maintenance message, when it started, and whether an update was in progress. We confirm the scope before work begins. Send credentials only through the private access link provided after your request is accepted.
Full rebuilds, new custom features, full migrations, and multiple unrelated issues are outside this offer.

If removing .maintenance does not restore the site, send your host the exact message and the time the update started. Suspected compromise needs a security investigation as well as clearing maintenance mode.
